High-Growth, Low-Risk Locations
We specialise in finding off plan properties with superb capital growth prospects and potental rental income that cover the cost of finance in these countries. We are actively investigating other new markets but remain focused on the locations with the best current opportunity to create wealth and income.
Lifestyle versus True Investment
It is important to note that we do not generally recommend 'place in the sun' locations since sales in these locations tend to be driven by emotion and desire and there is rarely a true investment rationale undepinning them. We term these 'lifestyle' investments due to their being more based on personal desire than business sense.
The popular 'emerging market' locations in the press include East Germany, Bulgaria and Turkey. However, they will not feature on our recommended list until questions of risk (especially over-development and setting of realistic growth and rental income expectation) and exit (the ability to easily find a buyer who will pay market rate) are answered. These may be cheap locations, but be warned: they have no clear growth drivers except the irrational exuberance of "overseas investors" and often require large cash injections for limited return.
However, we have found several lifestyle locations that do offer 'true investment' opportunities. South East Cyprus represents a superb capital growth opportunity and with the right finance, can offer stellar income too. The risks are low and the exit is clear - for these reasons it cannot be overlooked despite being a 'place in the sun'. Additionally, the holiday resorts of Poland and the Czech Republic are worthy of further investigation due to the increase in demand driven by local holiday makers.
If you are a true investor seeking locations with extra-ordinary growth drivers matched with low risk and the all important resale potential, the emerging markets of Europe should be your primary target.
